ZANESVILLE, Ohio (AVC News) — A Columbus-based developer has announced a $60 million investment in the Zanesville housing market that will bring three new residential developments to the Northpointe Business Park.
Mid-Ohio Development plans to expand the existing Kensington Village complex before beginning work on the three new subdivisions.
Kensington Village currently includes 240 units across 31 acres. The planned expansion will add 40 apartments, with one-, two- and three-bedroom units ranging from about 700 to 1,365 square feet.
The three new developments will be part of a project called River Trace.
Keegan Crossing will be the first of the three subdivisions developed after work at Kensington Village is completed. Plans call for 64 condominiums, including two-bedroom, two-bedroom units with sunrooms and three-bedroom units. The development is also planned to include a clubhouse, pool and pond.
Rhylee Ridge will include 120 apartments ranging from one to three bedrooms. Plans call for a pool, clubhouse and pickleball court.
Elodie Estates will offer up to 48 single-family homes, with options for spec-built or build-to-suit homes. A pool and clubhouse are also planned.
Northpointe Business Park is a 390-acre mixed-use industrial park within the City of Zanesville. The park is zoned for commercial, office, light industrial and multifamily development and has direct access to Northpointe Drive, which connects Zanesville to State Route 16.
The business park was originally established in 1987 as the home of Anchor Glass and helped lead to the creation of the Zanesville-Muskingum County Port Authority. It is now home to about 1,200 employees, along with Fortune 500 companies, locally owned businesses, multifamily housing and senior living complexes.
The Northpointe site is also located within Zanesville’s Enterprise Zone district, which provides tax incentives for eligible companies constructing new facilities.
The development comes as Northpointe continues to serve as a major employment and commercial center in Muskingum County.
