FRAZEYSBURG, Ohio (AVC News) — The New Albany Company is developing 664 acres of industrial land in Frazeysburg as the Graham Farm Business Park, a project being developed in collaboration with the state of Ohio and the Zanesville-Muskingum County Port Authority.
The business park is located less than an hour from Columbus and is being marketed as an industrial development site with access to major transportation routes, electric power, water and sewer infrastructure.
According to the New Albany Company, the site has AEP 138-kilovolt and 765-kilovolt transmission lines on the property, as well as a Columbia Gas high-pressure distribution line along its southern boundary with 200 MCFH of excess distribution capacity.
An on-site municipal water treatment plant is under development and is projected to be completed in 2028. The plant is expected to have 2 million to 3 million gallons per day of excess capacity.
Environmental site due diligence and wetland delineation have been completed, according to the company. The New Albany Company said it will handle wetland permitting and mitigation at no cost to buyers.
Shovel-ready sites ranging from 50 to 200 acres are available within the business park.
The development is located near Intel’s semiconductor manufacturing project in Licking County and the New Albany International Business Park, which includes more than 60 tenants, according to the New Albany Company.
Muskingum County has an established manufacturing base that includes automotive, aerospace, energy, logistics, metal fabrication, food processing, and wood and paper products.
The New Albany Company said companies operating in the county include Halliburton, Cleveland-Cliffs, Bimbo Bakeries, Owens Corning, Kellogg’s, Plaskolite and Nestlé Purina.
The company is marketing the Graham Farm Business Park for industrial development and says its location provides access to a large regional workforce and transportation network.
